Why terra alma?
We pride ourselves on hyper-local relationships, as the retail spaces we’ve presented are not ideal for national brand names such as Chipotle and Starbucks. We have cultivated these relationships over the last 25 years thorough out the Southeast.
Our database of prospective Tenants is very detailed: noting expansion plans for these brands, ideal size and preferred economic structure. Curating five food halls over the last 3 years has helped us dig deeper into understanding operational costs of F&B and key infrastructure needs that are better for development to address in our buildout versus a tenant trying to install later (i.e., grease trap and chase for ventilation).
Your first year is 1:1 training, working side by side with your mentor, learning the industry vocabulary, onboarding of new clients, site selection, the pulse of each market and the key players in the city. After 20 years in the industry and supporting the growth of three agents to date who came into the industry without any retail real estate knowledge, minimum of a year is what it takes to build the foundation of knowledge to support your clients.
Based in Atlanta, our ideal candidate will have a real estate and/or marketing background.
This position is designed to build the skills and knowledge to become an associate in the brokerage division and will have a compensation component to assist in the transition to a full commission position. There is no health insurance offered at this time.
This position will work in conjunction with senior brokers to plan, target, negotiate, and manage accounts; conduct market research and manage databases. Responsibilities include but are not limited to:
Working with brokers in the office on retail listings and tenant rep assignments
Performing market research and analyses
Identifying potential clients, generating lists, and cold calling
Creating marketing materials and brand books
Organizing and maintain company files, databases, and records
Performing special projects, as needed
Assisting prospects in accessing vacant space
QUALIFICATIONS
Highly effective at multitasking and prioritizing in a fast-paced, startup work environment
Curiosity and desire to learn; not afraid to ask questions
Strong organizational, interpersonal, and communication skills
Strong working knowledge of Microsoft Outlook, Word, Excel, Canva, Instagram + Tiktok
High integrity, independent work ethic
Hold an active Georgia real estate license
Highly mobile; can work on the go and drive markets 1-2 days per week
Can commit an average of 40 hours per week

Our ideal candidate must have a Georgia real estate license and be able to be open to:
Cultivating business relations with professional groups, business organizations and agencies through formal and informal presentations, public relations efforts, and promotional programs in accordance with the leasing/marketing strategic plan.
Leasing multiple developments in Atlanta, including retail at the base of apartment buildings inside the Perimeter.
Generating leads to leases through direct marketing, leasing and broker contact to ensure continual leasing performance consistent with project proforma, department goals and corporate objectives.
Identifying, qualifying and developing relations with prospective tenants.
Cultivating and maintaining relationships with market brokers and agents to drive attention and awareness to support and achieve a larger base of prospective tenants.
Conducting presentations and negotiations to lease space with both in-house and broker-referred prospective tenants.
Maintaining a database inventory of prospective tenants, competing properties and leasing agencies.
Coordinating with Property Manager for tenant construction build-out, tenant walk through leased premises prior to occupancy, and move-in consistent with lease agreement.
Negotiating rental rates, tenant inducement allowances and continually fine tuning leasing strategies.
Analyzing estimated and actual levels of leasing activities in order to track performance.
Partnering with brokerage sales team to help achieve team’s production and operational goals
Editing and producing marketing materials in InDesign and PowerPoint
Preparing and distribute marketing materials/packages including but not limited to maps, aerials, team marketing pieces, flyers, submarket updates, and market analyses.
Producing timely and accurate of word-processed documents including reports, memos, proposals, charts, agreements, PowerPoint presentations, case studies, etc.
Preparing market surveys, tour books, proposals, summaries, abstracts and other relevant documents as needed
Maintaining all project files, including revenue projections, CRM entries, and deal close-outs
Coordinating/managing mailings, partnering with external print vendors as needed
Contacting internal and external resources for information used to create surveys and reports used to win/maintain business
Supporting brokers in utilizing Outlook, Client First and other data entry and maintenance for the purposes of direct marketing and client relationship development
General administrative responsibilities:
Assist with and participate as needed in industry functions, conferences and client events
Provide support to team in technology applications, i.e. CRM, Outlook and other company supported programs
Prepare and execute expense reports on a regular and timely basis
Coordinate travel arrangements as needed
Perform clerical duties to include photocopying, mailing, faxing documents, scheduling business appointments and coordinating calendars
Coordinate deal information and and maintain regular contact with Marketing Manager for PR and branding purposes
Ensure that all marketing materials present the JLL brand consistently and follow corporate brand standards
Participate in the firm’s best practices conference calls
