Why a retainer for new construction? Our toolbox includes our partnerships with external PR and social media. We have found success in creating our own headlines. Our PR partner will contact you about our collaboration and secure quotes from you that highlight the property and other projects you may want to add. Elevating your voice and the subject property allows us to cast a wide net through the community for the site. As we secure tenants for the space, we will make additional announcements…all of which elevates the property and garners more exposure for your apartments.
Having a well operated cafe at the base of an apartment building serves as the hub of activity and often encourages residential tenants to stay a 2nd or 3rd year, as the barista at the coffee shop has their order waiting at 7:15am everyday for pick up. Plus, strong operators bring their own audience to every location they run.
Most recently we sent out a press release for micro food hall in Chamblee, GA, Chamblee Tap and Market. That single press release was picked up by 10 media publications and when we presented the site to prospective vendors, they were excited to see all the news the space secured without having a single vendor open.
Why a Retainer?
We pride ourselves on hyper-local relationships, as the retail spaces we’ve presented are not ideal for national brand names such as Chipotle and Starbucks. We have cultivated these relationships over the last 25 years thorough out the Southeast.
Our database of prospective Tenants is very detailed: noting expansion plans for these brands, ideal size and preferred economic structure. Curating five food halls over the last 3 years has helped us dig deeper into understanding operational costs of F&B and key infrastructure needs that are better for development to address in our buildout versus a tenant trying to install later (i.e., grease trap and chase for ventilation).
Hyper-local
Our team knows the pulse of every market in Atlanta. We pride ourselves on knowing where the best restaurants are, what days are THE days to go, how to navigate traffic on a Friday afternoon and to leverage our connections with those in retail and restaurant. As part of our initial onboarding, we connect in-person with the neighboring businesses.
There is no one better to enter our space than the operator who’s already proven themselves in business and in the community. They already know their customers and what is missing from the market. If they are not ready to grow, we want them to play a part in sharing what’s missing and WHO they want to be their neighbor. Yes, we’ll send out an email to the real estate community alerting them of our listing, but we find for projects’ best success, the best connections are made through IN-PERSON networking.
