Case Study : The Works

Phase 1 of Selig Enterprises, The Works, comprises 27 acres and transforms a former industrial site to a mixed use development complete with a brewery, food hall, multiple home decor shops and bountiful opportunities for outdoor dining and gathering.

Industrial becomes mixed use.

Consumers in 2022 expect more than ever before. With online shopping, grocery deliveries, how do we continue to build community?

Our vote? Mixed use.

In Atlanta, Selig’s The Works is in Phase 1 of an 80 acre development with Scofflaw Brewery, Chattahoochee Food Works (food hall, curated by yours truly), Your 3rd Spot (an eatertainment brand focused on building community through fun), furniture and home goods brands. An adaptive reuse project with buildings they have been assembling from 1950, Fall of 2022 will see a 320 unit apartment building on site along with a 2nd parking deck.

Master Plan.

The master plan created with input from Noell Consulting offers 80 acres of adaptive mixed use buildings located in Atlanta’s Upper Westside. Thirteen acres of green space in transforming an industrial site is a welcome addition to supporting 500 residential units, half a million square feet of retail and 600,000 square feet of office. Following COVID, many office tenants loved being in a single story building where they didn’t have to use an elevator to get to their 21st floor office. This experience is human scale and with a two room boutique hotel in the future, many will be enjoying the site. A 425 parking space dec exists and a new 400 space deck is on the way wrapped with 320 apartments.
